{"id":2728,"date":"2025-09-15T13:49:04","date_gmt":"2025-09-15T13:49:04","guid":{"rendered":"https:\/\/tmbglobal.news\/index.php\/2025\/09\/15\/galleria-mall-businesses-including-pinball-petes-to-move-due-to-new-high-rise-development\/"},"modified":"2025-09-15T13:49:08","modified_gmt":"2025-09-15T13:49:08","slug":"galleria-mall-businesses-including-pinball-petes-to-move-due-to-new-high-rise-development","status":"publish","type":"post","link":"https:\/\/tmbglobal.news\/index.php\/2025\/09\/15\/galleria-mall-businesses-including-pinball-petes-to-move-due-to-new-high-rise-development\/","title":{"rendered":"Galleria Mall businesses including Pinball Pete\u2019s to move due to new high-rise development\u00a0"},"content":{"rendered":"<p><\/p>\n<div>\n<p>Real estate firm <a href=\"https:\/\/www.landmarkproperties.com\/\">Landmark Properties<\/a>, will be replacing longtime businesses at the Ann Arbor Galleria Mall, including Pancheros, Starbucks and<a href=\"https:\/\/www.pinballpetes.org\/\"> Pinball Pete\u2019s<\/a>, with its third high-rise development, <a href=\"https:\/\/www.landmarkproperties.com\/landmark-properties-acquires-galleria-mall-in-ann-arbor-michigan\/\">\u201cThe Metropolitan,<\/a>\u201d a<a href=\"https:\/\/www.mlive.com\/news\/ann-arbor\/2024\/08\/17-story-high-rise-okd-to-replace-ann-arbors-galleria-mall-home-of-pinball-petes.html\"> 17-story <\/a>building with nearly 5,000 square feet of retail space and 186 apartments.<\/p>\n<p>In an email to The Michigan Daily, Eric Leath, senior director of Landmark Properties, explained why the company chose South University Avenue for the new development.<\/p>\n<p>\u201cWe chose South University Ave because it is a vibrant corridor with a high level of pedestrian activity, thanks to its proximity to campus,\u201d Leath wrote. \u201cThis makes it an excellent location for housing that serves not only students but the broader community, given easy pedestrian access to campus, dining, and retail options. These apartments will be open to all renters, though we anticipate that the location will be particularly popular with students.\u201d<\/p>\n<p>In an email to The Daily, Brett Lenart, planning manager for the City of Ann Arbor, highlighted the<a href=\"https:\/\/www.michigandaily.com\/news\/administration\/umich-struggles-to-meet-students-rising-demand-for-housing\/\"> city\u2019s need for more student housing<\/a> as the enrollment of students at the University is<a href=\"https:\/\/www.michigandaily.com\/web\/data\/24-years-of-umich-admissions-an-inside-look-at-acceptance-rates-and-freshman-profiles\/\"> increasing.<\/a> Lenart also wrote the new development will include environmental benefits.\u00a0<\/p>\n<aside class=\"scaip scaip-1    \">\n\t\t<\/aside>\n<p>\u201cFrom 2019-2023, the total enrollment at UM increased by almost 4,000 students,\u201d Lenart wrote. \u201cOver that same timeframe, almost 1,700 new apartments were built in the City. When some of these apartments are built on South University, and other areas proximate to campus, it not only helps provide a response to this housing demand, but also in a location that enables walkable, bikeable, and bus connections to class, work, and services.\u00a0 This has a positive impact on our transportation system and carbon emissions.\u201d<\/p>\n<p>Leath also added many existing businesses in the Galleria Mall would not be able to return to the new development\u2019s location because of the limited retail space that will be available<\/p>\n<p>\u201cRegarding the existing local businesses, the primary factor that prevented most of them from returning to the new development was limited available commercial space,\u201d Leath wrote. \u201cThe new building is predominantly residential, with around 5,000 square feet of retail space on the ground floor. This space is not sufficient for larger businesses like Pinball Pete\u2019s. Consequently, smaller operators such as the post office and coffee shops are more suitable for the new development.\u201d<\/p>\n<p>In an interview with The Daily, Jay Matthews, a manager at Pinball Pete\u2019s, said the <a href=\"https:\/\/www.michigandaily.com\/news\/business\/save-petes-community-discusses-potential-pinball-petes-demolition\/\">response<\/a> from the Ann Arbor community reinforced the importance of continuing the business elsewhere.<\/p>\n<p>\u201cPeople reached out and told us how important our business was to them,\u201d Matthews said. \u201cIt would be very important for us to continue in, maybe, another location. They really wanted to see that happen, so they were really instrumental in trying to make sure that that continues forward.\u201d\u00a0<\/p>\n<aside class=\"scaip scaip-2    \">\n\t\t<\/aside>\n<p>Matthews also noted the business was given a chance to weigh in on the plans and Landmark supported their relocation process.\u00a0<\/p>\n<p>\u201cThey gave us an opportunity to talk and speak our minds about it,\u201d Matthews said. \u201cI do know that the Landmark people helped us with trying to find a new location and the possibility of helping us put together the new location.\u201d<\/p>\n<p>The new Pinball Pete\u2019s <a href=\"https:\/\/www.michigandaily.com\/news\/business\/pinball-petes-to-begin-construction-at-new-location-on-east-liberty\/\">location<\/a> is set to be on 500 East Liberty St. in the Carver-Gunn Building and to open in 2026.<\/p>\n<p>LSA senior DaMone Payne expressed in an interview with The Daily the importance of late-night spots for students like herself.<\/p>\n<p>\u201cI feel like a lot of things close really early, like (8 p.m. to 9 p.m) in Ann Arbor, and Pancheros and Pinball Pete\u2019s are the only places that are open (11:00 p.m. to 1:00 a.m.),\u201d Payne said. \u201cWhen I\u2019m having a late night, if that\u2019s studying or going out or something, it\u2019s nice to be able to come here and have stuff to do, nice to go to Pancheros and have food to eat.
