{"id":5812,"date":"2026-07-16T14:49:05","date_gmt":"2026-07-16T14:49:05","guid":{"rendered":"https:\/\/tmbglobal.news\/index.php\/2026\/07\/16\/arbor-south-project-adds-90000-sq-feet-of-commercial-space\/"},"modified":"2026-07-16T14:49:08","modified_gmt":"2026-07-16T14:49:08","slug":"arbor-south-project-adds-90000-sq-feet-of-commercial-space","status":"publish","type":"post","link":"https:\/\/tmbglobal.news\/index.php\/2026\/07\/16\/arbor-south-project-adds-90000-sq-feet-of-commercial-space\/","title":{"rendered":"Arbor South project adds 90,000 sq. feet of commercial space"},"content":{"rendered":"<p><\/p>\n<div>\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.arbor-south.com\/\">Arbor South<\/a>, a <a href=\"https:\/\/www.wemu.org\/wemu-news\/2026-05-21\/washtenaw-county-board-of-commissioners-approves-arbor-south-brownfield-development\">recently<\/a> greenlit <a href=\"https:\/\/19january2017snapshot.epa.gov\/brownfields\/brownfield-overview-and-definition_.html\">brownfield development<\/a>, plans to revamp a 20-acre plot of land off South State Street and Eisenhower Parkway. The mixed use project \u2014 developed by<a href=\"https:\/\/oxfordcompanies.com\/\"> Oxford Companies<\/a> and<a href=\"https:\/\/www.crawfordhoying.com\/\"> Crawford Hoying \u2014<\/a> is set to add 93,500 square feet of<a href=\"https:\/\/www.mlive.com\/news\/ann-arbor\/2025\/06\/massive-469-million-arbor-south-development-plan-gets-green-light.html\"> commercial space<\/a> to Ann Arbor in addition to over<a href=\"https:\/\/oxfordcompanies.com\/blog\/transformative-20-acre-mixed-use-development-coming-to-ann-arbors-south-side\/\"> 1,000<\/a> new residential units, a hotel and public green space.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">The development is subject to<a href=\"https:\/\/www.a2gov.org\/planning\/rezoning-washtenaw-east-stadium-and-plymouth-corridors-to-tc1-district\/\"> TC1 zoning laws<\/a>, which are meant to increase housing density in major transportation corridors. In an interview with The Michigan Daily, Andy Andre, vice president of real estate development at Oxford Companies, said a goal of the Arbor South project is to exemplify the purpose of TC1 zoning.\u00a0\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cThe vision really started off of \u2018what can we do with this property\u2019 \u2026 and then really taking to heart what TC1 is,\u201d Andre said. \u201cArbor South is really the embodiment of TC1. It\u2019s creating density \u2014 it\u2019s creating walkable, livable spaces within underutilized areas of the city.\u201d\u00a0<\/p>\n<p class=\"wp-block-paragraph\">Ann Arbor\u2019s <a href=\"https:\/\/www.census.gov\/quickfacts\/fact\/table\/annarborcitymichigan\/PST040225\">growing<\/a> population and <a href=\"https:\/\/www.bls.gov\/eag\/eag.mi_annarbor_msa.htm\">varied<\/a> economy offers the possibility for unique utilization of the development. Andre said he anticipates Arbor South will provide opportunities for both pre-existing companies and new businesses.\u00a0<\/p>\n<aside class=\"scaip scaip-1    \">\n\t\t<\/aside>\n<p class=\"wp-block-paragraph\">\u201cOne of the key components is that we have about 100,000 square feet of commercial space throughout the entire development,\u201d Andre said. \u201cWe envision both a mix of local, regional, and national (businesses), and having a mix of uses: entertainment, dining, retailers.\u201d<\/p>\n<p class=\"wp-block-paragraph\">In an interview with The Daily, Phil Santer, <a href=\"https:\/\/annarborusa.org\/\">Ann Arbor SPARK<\/a> chief operating officer, said he believes the mixed-use features of Arbor South will be enticing to a wide-array of potential tenants.\u00a0\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cPeople want to live in a place like Ann Arbor that has incredible assets \u2014 incredible, interesting things that are going on, associated with the University,\u201d Santer said. \u201cProjects like Arbor South that not only provide housing, but provide other amenities and things that are of interest to people \u2014 it\u2019s an interesting product for people to be able to buy into.\u201d\u00a0<\/p>\n<p class=\"wp-block-paragraph\">The additional space could also mean new prospects for the city\u2019s professional sector. In an interview with The Daily, Business rising senior Sreejay Ramakrishnan said he hopes to see some of the commercial space used by startups.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cI think there\u2019s lots of potential there,\u201d Ramakrishmani said. \u201cI think, also, tech is something that is super interesting \u2026 in Ann Arbor, there\u2019s already some cool tech startups, so I think having office spaces could be cool as well.\u201d\u00a0<\/p>\n<aside class=\"scaip scaip-2    \">\n\t\t<\/aside>\n<p class=\"wp-block-paragraph\">Andre said a main goal of Arbor South involves becoming the center of a neighborhood, with residential, commercial and community spaces all coexisting in a small radius.\u00a0<\/p>\n<p class=\"wp-block-paragraph\">\u201cWhat we\u2019re really proposing is a true mixed-use environment,\u201d Andre said. \u201cThe main component is to bring housing to the forefront of this project.
